The plaintiff in this case, 5815 Youree, LLC, claims that Munoz has defaulted on his rental payments to the tune of $224,067.30. This monetary figure has certainly raised eyebrows, considering that it is just part of a broader accusation where they are seeking over $800,000 in unpaid rent. According to the documents filed, Munoz had entered into a lease agreement with 5815 Youree, LLC back on March 1, 2022, with a five-year lease term in mind. However, during the past two years, he has missed a significant chunk of rental payments, leading to the legal action we see unfolding today.
Now, what’s critical to mention here is that the lawsuit and the closure of Pepito XO are stated not to be directly related, according to reports. It still leaves the community shaken, as this popular spot known for its bistro/gastropub dishes with a delightful Mexican twist is set to shut its doors for good. The restaurant had only launched in August 2022, after Munoz initially opened Pepito’s & Co. on Fern Ave. in 2020.
