In the bustling city of Shreveport, Louisiana, excitement over the renovation of the Wyndham Hotel has taken a nosedive as complications continue to stall progress. Once a beacon of hospitality located at 1419 East 70th St, the hotel is now caught in a whirlwind of financial and logistical challenges that have left the community and potential visitors wondering when – or if – the property will ever reopen.

Ownership and Financial Woes

The property was sold on April 1, 2020, for a hefty sum of $10,049,000 to D Shiri LLC, owned by the Dhillon family, known for their extensive history in hotel management since 2001. At the time of the purchase, D Shiri LLC took out a whopping $52,050,000 loan from GreenLake Real Estate Finance LLC. Surprisingly, by February 2023, this mortgage amount had skyrocketed to $92,710,000. Diving deep into the Dhillon’s portfolio, they have managed 39 hotel properties valued at over $170 million.

Renovation Permits and Plans

Initially, the architectural firm Mayse & Associates secured their first permit for renovations back on August 28, 2020. Following this, a series of permits for various construction tasks, including plans for an interior pizza restaurant, were pulled, sparking hope for the hotel’s rebirth. However, this optimism has been overshadowed by various issues.

Contractor Changes Galore

As construction progressed, the project’s general contractors changed hands multiple times. The fourth contractor is currently under consideration, as previous contractors, including Chauhan Construction and Accurate Builders, have exited the project under puzzling circumstances. Accurate Builders even filed a significant lien of $546,891.23, which was eventually paid off, but the shifting responsibilities have raised eyebrows in the community.

The Looming Liens

Since 2021, the project has faced a series of liens due to unpaid work, starting with a claim from Shreveport’s Mechanical Solutions LLC for $50,451.98. As of February 11, 2025, four liens remain active against the hotel property, ranging from amounts as low as $15,369 to a staggering $163,020. With these outstanding debts, the hotel cannot legally operate until all fiscal matters are resolved and permits are signed off following thorough inspections.

A Tax Sale Twist

To further complicate matters, the property found itself at a tax sale on June 15, 2023, where it was snapped up by George H. Mills Jr. for $35,405.99. Fortunately for the Dhillon family, they managed to redeem the property just a few weeks later on July 10, 2023. However, the tax department is already preparing for another possible tax sale, scheduled for June 3, 2025, due to unpaid taxes.

Future Prospects and Community Concerns

The City of Shreveport has stepped in, engaging with prospective contractors like Dean Commercial Inc. and Rectitude Construction LLC, who will need to renew their expired permits. With a cloud of uncertainty hanging over the hotel’s future, residents and local business owners are left hoping for a resolution.

Despite reaching out, the Dhillons have kept their plans and current status confidential, leaving many in the community on the edge of their seats. Will this once-promising hotel renovation ever come to fruition, or is it destined to remain a tale of caution in the heart of Shreveport? Only time will tell.
